Inspection Agreement

This is where to put your own inspection agreement.

You must include your own agreement which is most likely different than others because of differences in state/local laws and what you are willing to inspect others may not. This means that you will need to put your wording on this page. This page is written in html code so your customer will be able to read it on the internet at your/our web site. Most inspectors do not know html code (including myself) and have to ask someone who does.

Several ways are available to get your page ready. You can:

  1. Download from NACA a general agreement
  2. Pay or otherwise get some one in your area who knows HTML.
  3. Continue to print your own as you have, and attach a copy to the report
  4. Edit it yourself at c:\program files\homegauge\htm\disclaim.html

Because of some state laws governing home inspectors the contract must be signed before you do the inspection. Your going to print this report on site and obviously it is printed after the inspection so the contract must have been signed prior. So by placing your contract on the web at your/our web site, your customer who is out of town can print it from our site and fax it back to you before the inspection. And the reason you still want to have this page on your computer is to print you a few copies of the contract prior to your inspections and have the buyer sign one of them before the inspection. And print their copy along with the report.

Column Headers are designed to point out the inspectors' findings.
INSPECTED (I) means that the inspector inspected that component and it appeared that it was functioning as intended.
NOT INSPECTED (NI) means that the component was not inspected and no representations to the condition are made.
NOT PRESENT (NP) means that the component was not in the home.
MAINTENANCE REPAIR/REPLACE (MR) means repairs or service to the home that is typically found or associated with wear and time. These repairs are important and can progress or cause further damage if not corrected. MR repairs can often be performed by qualified people whose skill may not require a license.
TRADESMAN REPAIR/REPLACE means that these repairs or further inspections should be performed by a qualified licensed or certified tradesman. NOTE: Any estimates given by the inspector are for NACA purposes only and are general price ranges. Estimates are inaccurate by nature and further inspection by a tradesman could reveal a more costly repair.
